Demand for rural lifestyle properties in Goulburn Mulwaree shows no signs of abating, with three significant sales by one agent in recent weeks.

Ray White Real Estate principal Justin Gay said the rural market was "red hot," with offerings being snapped up before auction.
On Friday, Rossiville Park on Range Road, some 7km west of Goulburn, sold for $1.735 million. It included a large four-bedroom home built in the 1950s set on 20 hectares with a Wollondilly River frontage.
Mr Gay said three active bidders vied for the property at the onsite auction.
"We had some spirited bidding and it sold above reserve," he said.
The new owners are moving from Paddys River but will also maintain business interests in Sydney. The former owners are moving to Goulburn and downsizing.

The agency held eight auctions of rural and Goulburn city properties on Friday. Mr Gay said four sold before auction, one went under the hammer, two sold afterwards and one remained on the market.
The 1881 homestead 'Lake Bathurst,' about 33km southeast of Goulburn, failed to sell at auction on Friday. It it on the market for $1.435m. The property includes four double size bedrooms, two studies and a galley library, two kitchens and two bathrooms, all set across 1.4ha.
Also on the rural front, 143 Carrick Road, north of Goulburn, sold for $1.3 million before auction. The 20 hectare property included a four-bedroom house with outside bakehouse which included accommodation, and a river frontage.
The agency also sold rural holdings at Currawang Road, Taralga Road and Kialla, the latter a 56ha offering that fetched more than $7 million.

"The rural and lifestyle property market at the moment is red hot," Mr Gay said.
"We are seeing up to 20 groups in for inspections, who are predominantly from Sydney. There's also a lot of enquiry for larger lot rural properties. It's unbelievable what's happening in the sector."
He attributed this to the bumper season and strong stock prices.
In Goulburn itself, the former Bradfordville hall in Queen Street sold for $610,000 before its March 26 auction. It had been on the market for just three weeks.
The 1012 square metre building, more recently used by the Table Tennis Club, last sold to Goulburn couple Alex and Anne Fry in 2018. The couple restored the structure, believed to have been built in the 1930s, and converted it to a residence. It has three bedrooms and an open plan lounge/dining area.
The old hall was used as a boxing ring and meeting place for groups including the Bradfordville Youth Club, gymnastics, table tennis and more.

Mr Gay said the Frys were adamant they wanted to sympathetically restore the building.
A Luddenham woman purchased the house and has planned to move to Goulburn.
Mr Gay said the fact that Marys Mount residential estate, The Tillage, had sold all 130 lots also demonstrated the market's strength in Goulburn.
