Revised Urban and Fringe Housing Strategy on public exhibition

The strategy identifies land available for an additional 3500 dwellings over the next 18 years to accommodate the projected growth of Goulburn and Marulan.

A report to the Goulburn Mulwaree Council Meeting said the region is expected to continue to grow at a rate of between 1-2 per cent through until 2036, when the population is estimated to reach about 37,000.

Mayor Bob Kirk said the council was pleased with the progress that has been made following the first draft of the strategy and public exhibition at the start of this year.

"Preparation of the strategy has been an immense task, but it is incredibly important that we get this right as it sets the foundation for our City and region's growth over the next 18 years," Mayor Kirk said.

"To achieve the housing we will require for this growth the strategy looks at opportunities for urban residential land (700sqm blocks with water and sewer), larger lot residential land and also land that can be banked for future urban growth."

In Goulburn, the strategy recommends that this serviced residential growth occur predominantly in two areas, Marys Mount and Run-O-waters.

"Marys Mount, which will remain critical to both our immediate and longer term growth," Mayor Kirk said.

"This area is already service by water, sewer and other infrastructure.

"Run-O-Waters, to the west of Goulburn, is unconstrained and can be serviced with minimal upgrades. The proposed minimum lot size here is 700sqm."

Large lot residential opportunities have also been identified in Run-O-Waters, Mt Gray, Mountain Ash, Gorman Road and Brisbane Grove areas.

The council will also continue to encourage infill housing within the area proximate (1km) to the CBD of Goulburn.

We would like to see more compact and affordable housing in this precinct. We expect around 7pc of the new dwellings will be built in this precinct.

In Marulan, the opportunity for serviced residential housing is mainly to the north of the current CBD, and the council expects this area to be home to 96 pc of Marulan's housing growth, with over 35 years' worth of supply there.

The revised Urban & Fringe Housing Strategy is on public exhibition until December 13.

It can be viewed at the council chambers or online, on the council's website, under Public Exhibition.

The period will include drop-in consultation sessions in both Marulan and Goulburn.

The session at Marulan will be held on November 19 from 2pm-6pm in the Marulan Community Hall 70 George Street, Marulan.

The Goulburn session will be held on November 25 from 2pm-6pm in the Council Chambers.
